HOUSESHAW TENANCY MANAGER

We’re looking for an organised, proactive tenancy manager to oversee the day-to-day running of our Agency. You’ll be responsible for maintaining processes, managing compliance, supporting the team, improving efficiency, and ensuring our service standards remain consistently high.

This role involves people management, system oversight, project coordination, and supporting directors with reporting. Ideal for someone who loves structure, problem-solving, and keeping a fast-paced department running smoothly.

HouseShaw is not your typical Lettings and Estate Agency. We’re young, driven, ambitious, and ready to explode into our next phase of growth. We are going places, doubling turnover every 2 years, after starting in a shed at the end of the garden, to our very own High Street office. To get there, we’re searching for a powerhouse Tenancy Manager who brings energy, discipline, and strategic intensity.

The Role: Your Mission (Should You Choose to Accept It)

This is a senior, high-impact position reporting directly to the leadership team. You will be the tenancy management engine behind the business, driving efficiency, accountability, and exponential growth.

Key Responsibilities & Areas of Impact

As a Tenancy Manager at HouseShaw, you’ll be the key point of contact between landlords, tenants, and contractors - making sure everything runs smoothly from move-in to move-out.

This is more than just admin: it’s about protecting our reputation, supporting our landlords, and giving tenants the best possible experience.

What you’ll be doing day-to-day:

• Managing tenancy administration, renewals, inspections, and vacates

• Serving Section 8, 21 & 13 notices compliantly

• Handling landlord and tenant enquiries with professionalism

• Managing deposit negotiations and returns

• Chasing arrears and advising landlords on best outcomes

• Overseeing maintenance requests and liaising with contractors

• Ensuring compliance on licensing, safety certs, and HMO regulations

• Supporting tenants and landlords during disputes or crises

What We’re Looking For

• Highly organised with great attention to detail

• A clear, confident communicator

• Customer-focused and solution-driven

• Knowledgeable on landlord & tenant law, compliance, and HMO/licensing

• Experienced in handling arrears, disputes, and tenancy compliance

• ARLA Qualified

Accountability & Performance (KPI King/Queen)

  • Build a culture of relentless accountability.

  • Set, track, and enforce KPIs across critical functions, including:

    • Inspection, renewal, and rent increase targets

    • Maintenance response times

    • Total maintenance volume reduction

  • Individual and team performance against defined objectives

Hands-Off People Leadership

  • You WILL lead, empower, and elevate the people who do, setting their targets, tools, and expectations for success.

The Package (We're Serious about Reward)

Basic Salary: £35,000

  • Competitive and aligned with senior leadership expectations.

  • OTE(On Target Earnings): £45,000+

Exceptional Performance-Based Incentives

  • Your primary earning potential comes from a substantial quarterly performance-related bonus tied to :

    • Turnover

    • Department KPI Achievement
